Project Background
Ossining Auto Parts operated a small gas station and auto parts store in the downtown, mixed-use portion of Ossining (Westchester County, New York) within walking distance to the commuter train station to Manhattan. The owner declared bankruptcy after years of operation, closed the business and left the property with numerous abandoned underground storage tanks left on-site. The property sat vacant for several years while the village went through a significant renaissance leaving this blighted area surrounded by new and remodeled commercial and residential developments.
BRG Solution
BRG purchased the first note and mortgage from the issuing bank and initiated foreclosure proceedings. Upon successful completion of the foreclosure process, we removed the tanks and remediated contaminated soil at the site. BRG worked very closely with the New York Department of Environmental Conservation and the Village of Ossining to complete closure of the facility and prepare the property for resale and redevelopment. The property is being redeveloped into first-floor commercial space with second and third-floor condominiums.
